Flat roof installation, repairs and replacements across Leicestershire

We install, repair and replace flat roofs across Leicestershire, from garages and porches to house extensions, dormers, commercial roofs and roof terraces. Our local team works across Leicester, Wigston, Oadby, Enderby, Hinckley and surrounding villages.

We offer three established systems: seamless GRP fibreglass, flexible EPDM rubber and durable high-performance felt. The right choice depends on the roof structure, how the space will be used, the detailing required and your budget.

Our surveys look beyond the visible membrane. We check the deck, falls, insulation, outlets, edge trims, abutments and flashings, then explain whether a repair, overlay or full replacement is the sensible route.

Built properly from the deck up

Why choose Sykes for your flat roof?

A flat roof should not be treated as a simple sheet placed over an extension. The membrane is only one part of the system. The deck must be sound, the roof needs a suitable fall, water needs a clear route to an outlet and the perimeter needs to be detailed so wind-driven rain cannot reach the structure.

We take the time to understand how your roof is used. A garage roof has different priorities from a warm roof over a kitchen-diner, and a roof terrace needs different reinforcement and surface protection again. Our recommendation reflects those practical differences rather than automatically specifying the same product for every property.

We also believe a good installation should be easy to understand. Your quote explains the proposed system, insulation, edge details, waste removal, programme and guarantee. If the existing roof can be repaired safely, we will say so. If the deck or membrane has reached the end of its life, we explain why replacement is the more responsible choice.

Complete system design

We assess the deck, falls, drainage, insulation and perimeter details together.

Three proven systems

GRP, EPDM and felt give you a suitable option for different uses and budgets.

Warm roof options

We can include insulation above the deck to improve comfort and reduce condensation risk.

Your work is completed by Sykes Roofing staff, not passed to an unknown subcontractor.

Clear, itemised quotations

You can see the materials, labour and additional work before you decide.

Guarantees and insurance

Manufacturer warranties and our workmanship guarantee are explained in writing.

Same-day leak stop24/7 emergency call-outs

Got a flat roof leak? We make it safe first.

Flat roof leaks can spread into insulation, ceilings and internal walls before they become obvious. If water is coming through, we can arrange an emergency inspection, protect the opening and advise on the lasting repair.

Do not climb onto a wet membrane or attempt to work from a ladder in poor weather. Move furniture away from the leak, place a container beneath the drip and take photographs from a safe position. Call our team for practical advice and urgent help.

1. Survey and measure

We inspect the roof, take accurate measurements and check the deck, falls, outlets, flashings and perimeter.

2. Specify the system

You receive a clear recommendation for GRP, EPDM or felt, including insulation and finishing details.

3. Install and guarantee

We complete the work carefully, leave the site tidy and provide your written guarantee information.

What affects the cost of a flat roof?

There is no honest flat roof price based on area alone. The cost is affected by the condition of the deck, whether the existing covering needs removing, the height and access to the roof, the amount of insulation required and the complexity of the edges, outlets, rooflights or abutments. A small roof with difficult access can need more preparation than a larger, straightforward roof.

Our quotation separates preparation, materials, labour, insulation, trims, waste removal and any optional upgrades. That lets you compare systems properly and make a decision based on lifespan and performance rather than a low headline price. Surveys and quotations are free and there is no obligation to proceed.

Repair before replacement

Flat roof repairs that find the real cause

Common flat roof problems include splits and blisters in felt, punctures, failed seams, lifted edge trims, cracked flashing, blocked outlets and standing water. A damp patch inside the room does not always line up with the defect outside, so a patch over the nearest visible mark may not solve the problem.

When is a repair sensible?

Repair can be the right option when the membrane is generally sound, the deck is dry and the damage is localised. We can repair sections, renew outlets, replace trims, improve flashing and correct small drainage problems. If the membrane has failed across most of the roof or the deck has softened, we explain why a replacement is likely to give better long-term value.

We also inspect the edges and adjoining pitched roof because water can enter at a wall junction or gutter and appear to be a membrane failure. Our aim is to stop repeat call-outs, not just cover the symptom.

Flat roof replacements and warm roof upgrades

A replacement gives us the opportunity to correct problems that have built up over time. We remove the old covering where required, inspect the timber deck, replace damaged sections, improve the falls and install a new membrane with properly formed edges and outlets. For a roof over a heated room, we can specify a warm roof build-up with insulation above the deck, helping the room below feel more comfortable and reducing condensation risk.

Warm roofs are particularly useful on kitchen extensions, garden rooms and converted spaces where the flat roof forms part of the thermal envelope. We explain the build-up, ventilation and finish during the survey and work to the relevant Building Regulations requirements.

Where the existing deck is sound and the construction allows it, an overlay may be possible. We only recommend this when it is technically appropriate, with no trapped moisture, excessive weight or hidden deterioration beneath the new system.

Bay, porch and dormer flat roofs

Small flat roofs above bays, porches and dormers are exposed to the weather and often have complicated junctions with brickwork, windows or the main pitched roof. The area may be small, but poor falls or tired flashing can send water into a lintel, ceiling or internal wall.

We measure each area carefully, check the surrounding masonry and specify details that direct water away from the building. For dormers, we pay particular attention to the front cheek junctions, side abutments, rooflights and any existing cladding or tile hanging.

A tidy, proportionate finish

The finish should suit the scale and character of the property. We can discuss GRP, EPDM, felt, lead or copper details depending on the roof and the appearance you want to achieve.

Garage roof replacement and repair

Garage roofs often go unnoticed until stored belongings are damp or water begins to mark the ceiling. Older felt can become brittle, split around the edges and hold standing water where the roof has lost its fall. A replacement can improve weather protection and make the garage more useful for storage, a workshop or a conversion.

We install GRP, EPDM and high-performance felt on garages, with options for insulation and rooflights where appropriate. We inspect the deck before covering it, replace damaged timber and make sure the perimeter and outlets are properly finished.

Suitable for smaller roofs

We handle single and double garages, lean-tos, sheds, outbuildings and covered walkways, not just large extension roofs.

Flat roofs for house extensions and garden rooms

A flat roof over an extension has to work as part of the whole home. It must meet the wall correctly, manage water at the edge and perform thermally above a lived-in room. If you are building or upgrading an extension, we can coordinate the roof covering with insulation, roof lanterns, rooflights, gutters and the adjoining pitched roof.

We install flat roofs for rear extensions, side returns, kitchen-diners, garden rooms, orangeries and conservatories. A well-designed roof can give you a clean modern profile while still providing reliable protection through Leicestershire weather.

For rooflights and lanterns, the kerb and flashing details are just as important as the membrane. We make sure the opening is supported, insulated and sealed correctly rather than treating the rooflight as an afterthought.

Specialist roof details

Lead and copper flat roof details

Lead and copper are useful where a flat roof meets a wall, chimney, parapet or another material. They can provide a long-lasting, visually considered finish when they are correctly formed, supported and joined.

We repair and renew lead flashings, cover flashings, outlets and perimeter details as part of flat roof work. Copper can also be considered for selected architectural details where appearance, longevity and compatibility with the surrounding materials matter.

Good metalwork is about more than covering a gap. Laps, fixings, falls and movement allowance all affect how the detail performs. We inspect the junction around the defect and recommend the right repair rather than relying on surface sealant.

Compare the options

EPDM, GRP or felt: which flat roof is right?

Each system can perform well when it is correctly specified and installed. The best choice depends on the roof shape, traffic, detailing, appearance, lifespan and available budget.

GRP fibreglass

Seamless and rigid with a clean finished surface. A strong option for roof terraces, balconies and roofs where impact resistance matters.

Explore GRP

EPDM rubber

Flexible, lightweight and highly resistant to UV and weather. Useful for larger areas and roofs with movement or complex shapes.

Explore EPDM

High-performance felt

A practical built-up membrane that offers reliable protection at a more accessible price point for suitable garages, extensions and outbuildings.
